I bought for yield and stayed for the courtyard

I did not plan to live here. Solapur was a yield calculation — completed stock, a society already formed, a grocer that was not a showpiece. Then I sat in the courtyard on a Saturday and did not leave.

A year on, the benches are scuffed. The grocer asked for a second refrigerator. Someone’s parents occupy the sit-out every evening. Occupied buildings keep their value. Empty amenities do not.

If you are buying to rent, look at whether people actually use the ground floor. If they do, the rest of the spreadsheet follows.
