Homebuyer Guide

Built for first-time buyers. Slow questions, clear answers — loans, RERA, documents and the walk from enquiry to keys.

Buying your first home

A first home is not a race. Start with how you live, then with what you can comfortably borrow, then with a neighbourhood you will still like in ten years. Jivah is built for people who want to stay in their city — not leave it for a thinner version of somewhere else.

Understanding home loans

Banks look at income, existing EMIs and the project’s RERA status. We introduce a short list of lenders; we do not lock you to one. Compare processing fees, prepayment rules and the true rate — not only the headline.

EMI calculator

Indicative only. Your sanction depends on the lender and your eligibility.

Estimated EMI

₹39,052

Principal

₹45,00,000

Interest

₹48,72,491

Total payable

₹93,72,491

Indicative only. Actual EMI depends on the lender, your eligibility and processing fees.

Buying process

01.

Decide how you live

Family size, school run, elders, pets. The apartment should fit the week you already have.

02.

Check RERA first

Registration number, promoter, timelines. If it is not published, do not book.

03.

Walk the site

Sample apartment, grocer, garden. Tuesday evening is more honest than a Sunday crowd.

04.

Loan, then booking

Eligibility and EMI before the cheque. Our calculator is a starting point, not a sanction.

05.

Read every annexure

What is included, what is extra, when possession is. Keep copies.

Documentation

  • PAN and Aadhaar of all applicants
  • Last 6 months bank statements
  • Salary slips / ITR as applicable
  • Passport photographs
  • Address proof
  • Booking application and KYC as per RERA

RERA guide

Every ongoing Jivah project carries a MahaRERA number on the listing, in downloads, and on site. Upcoming projects stay “registration underway” until the number is issued — we do not take bookings before then. You can verify any number on the MahaRERA website.

FAQs

How do I know a Jivah project is RERA registered?

Every ongoing project lists its MahaRERA number on the project page, in downloads, and on site boards. Upcoming projects are marked as ‘registration underway’ until the number is issued — we do not take bookings before registration.

Can I visit before I enquire?

Yes. Schedule a site visit from the project page or the Contact section. Weekends are the busiest; weekday mornings are quieter if you want time with the sample apartment.

Do you help with home loans?

We work with a short list of banks and HFCs so the paperwork is familiar. We do not lock you to a lender. Our homebuyer guide walks through eligibility, EMI and documents in plain language.

Are ground-floor shops only for residents?

They are sized and leased for residents first. Some frontage may serve the immediate street — that is how a neighbourhood stays alive during the day.

Is pet ownership allowed?

Yes, with society guidelines that assume pets are part of family life: designated lawns, wash points, and clear waste rules. Breed or size bans are not our starting point.

What if I am a first-time buyer?

Start with the Homebuyer Guide — buying process, documentation, RERA and the EMI calculator. Then visit. We would rather you arrive with questions than with pressure.
